2. Booking

A booking is confirmed upon receipt of written confirmation from the property, whether via email, WhatsApp, or through third-party platforms (Booking.com, Airbnb). By completing a booking, the guest acknowledges that they have read and fully accepted these terms and conditions.

3. Rates and cancellation policy

All rates are strictly non-refundable. In the event of cancellation, date change, reduction of the number of nights, or no-show, no amount will be refunded under any circumstances.

Pursuant to the EU Consumer Rights Directive (2011/83/EU), Article 16(l), the right of withdrawal does not apply to accommodation contracts for a specific date or period.

Guests are strongly encouraged to purchase travel insurance covering trip cancellation.

4. Check-in and check-out

Check-in: from 4:00 PM. Check-out: by 10:30 AM.

Alternative times may be arranged directly with the host via WhatsApp, subject to availability. The property reserves the right to charge a supplement for early check-in or late check-out not agreed in advance.

5. Breakfast

Breakfast is included in the room rate. It is served each morning and includes packaged products, coffee, tea, and water. In warmer months, guests may enjoy it on the panoramic terrace.

6. Parking

Free private parking is available on site for the full duration of the stay. The property accepts no liability for theft, damage, or vandalism to vehicles parked on the premises.

7. Pets

Pets are welcome with prior agreement and subject to a supplement of €10 per night per pet. Guests are asked to keep pets out of the bedrooms and under control in common areas.

8. Guest conduct

Guests are expected to behave respectfully towards fellow guests, staff, and the property at all times. Noise disturbances, particularly during night-time hours, are not permitted.

The property reserves the right to ask any guest to leave immediately and without refund in the event of disruptive, violent, or otherwise unacceptable behaviour.

9. Liability

The property is not liable for theft, loss, or damage to personal items left unattended in common areas or bedrooms.

Guests are liable for any damage caused to the property, furnishings, or equipment during their stay. The cost of damage will be charged at check-out or subsequently.

10. Governing law

These terms and conditions are governed by Italian law. Any dispute arising from or in connection with the accommodation contract shall be subject to the jurisdiction of the Court of Isernia, without prejudice to any mandatory consumer protection rights under the guest's national law.
